1. Quick Overview (Back to Top)

There are no magic tricks or quality compromises here. We use factory efficiencies, smaller-yet-comfortable floor plans, and robust parts to tackle affordability head-on. View our affordable home illustrations or learn about our Structural Insulated Panels (SIPs) .

Our designs focus on resilience: high insulation, partial low-voltage wiring, and modern connectivity (wireless mesh). We aim for significantly lower power bills—like living in a Yeti cooler! With low erection costs and bulk sourcing from proven OEMs overseas, we get high-quality components at scale. Download our explainer guides on electrical systems and internet connectivity .

2. IRR Calculator (Back to Top)

Our free IRR tool calculates rental viability with about 25 numeric inputs. We're expanding it to a more complete pro forma soon, including sales analytics. Learn more about the calculator's features.

For now, you can quickly estimate potential returns on a project—no special software or complex spreadsheets required.

Try the calculator now—no charge, no signup. Note: We save no data from the calculator, so use Ctrl+P to save your work before refreshing the page.

We'll keep improving the system, but even in beta it's a great snapshot of your deal's performance.

3. Bill of Materials (BOM) (Back to Top)

We track every component—windows, fixtures, insulation layers, etc.—using an "auto-industry" style parts system. This ensures consistent, interchangeable items across all floor plans, similar to how car manufacturers operate. By standardizing components across models, we can purchase full containers of materials like windows at wholesale prices, rather than paying retail for model-specific variations.

4. SIP Framing and Technology (Back to Top)

  • Faster Assembly: SIPs are manufactured in controlled environments, with pre-cut openings for doors, windows, and utility channels. Factory precision means faster assembly times and reduced on-site labor.
  • Waste Reduction: Factory precision ensures minimal material waste on-site, reducing disposal costs and improving environmental sustainability.
  • Improved Energy Efficiency: SIPs achieve higher R-values than traditional construction, significantly reducing heating and cooling loads.
  • Labor Savings: With fewer construction steps and reduced on-site adjustments, SIPs lower the reliance on highly skilled labor, enabling faster project completion.

SIPs also eliminate the need for roof trusses in many designs, handling spans up to 16 feet without additional structural supports. This simplifies engineering requirements for open floor plans and reduces material costs.

SIPs have been tested and proven for durability and safety, making them suitable for areas with strict building codes or extreme weather conditions. Their structural integrity and insulation performance have been demonstrated across thousands of projects.

5. Mission & Public Benefit Vision (Back to Top)

Our Mission: To create and deliver quality affordable housing for as many people as possible.

We focus on providing housing solutions for Section 8 tenants, veterans, and private project-based voucher programs, while also serving developers who require cost-efficient yet high-quality housing. Our approach leverages economies of scale, enabling potential upgrades for those who want to upscale.

We are transparent, offering fixed margins and passing on savings to ensure trust and collaboration. As part of our public benefit initiative, we're tackling broader challenges through complementary efforts like universal broadband, smart home technology, and addressing food scarcity via sustainable site development.

Together, these efforts create holistic, thriving communities. We invite you to join us in this transformative mission.

6. The Developer Path (Back to Top)

We offer multiple paths for developers to engage with our housing solutions, ensuring flexibility and support tailored to your project's scale and needs:

1. Transaction Path

For straightforward projects, this entry-level path is simple and efficient:

You tell us how many units you need. We deliver complete kits (similar to IKEA-style kits) to your site, ready for assembly. This approach is perfect for developers looking for a streamlined solution.

2. Training Path

Take your team to the next level with our comprehensive training program:

  • Learn how to assemble and install our Structural Insulated Panels
  • Efficiently enable labor-saving techniques
  • Empower your team to master the process and spread the expertise across future developments

3. Site Investigation Path

Leverage our expertise to assess your project's feasibility:

  • A desktop review by an experienced contractor with 20+ years in public housing
  • Evaluation of site suitability for project-based vouchers, Veterans Administration housing, or other income-based benefits
  • Quick insights to guide your decision on whether the property warrants further investment

4. Predevelopment Funding Path

For qualified developers with strong projects, we offer predevelopment financing:

  • Financing up to 100% of predevelopment costs at competitive rates (~12%)
  • Support for initial project phases, ensuring you can get started without delays

5. Exit Strategy Path

When your project stabilizes, we provide options for long-term success:

  • Transition your property into an REIT (Real Estate Investment Trust) through a swap for cash or shares
  • Simplify your exit while maintaining financial flexibility

We're committed to supporting developers at every step of the journey because your success is vital to fulfilling our mission of providing quality, affordable housing.

Summary & Call to Action (Back to Top)

By combining advanced factory methods, SIP construction, bulk purchasing, and trustless roof design, we deliver superior homes at lower prices. We believe affordable housing can be high-quality, energy-efficient, and community-oriented.

Land Acquisition Plan for Affordable Housing Development (Back to Top)

Objective

Identify, evaluate, and acquire land suitable for affordable housing development in a cost-effective and efficient manner.

Description of a Good Site

  • Desired by the Government: Targeted by HUD or government programs with high-ranking census tracts.
  • Developable: Free of significant impediments such as rivers, valleys, or steep hills.
  • Utility-Accessible: Equipped with utilities within reasonable proximity.
  • Community-Friendly: Positioned to avoid NIMBY objections.
  • Transportation-Accessible: Close to public transportation.
  • Convenient: Near essential amenities such as shopping.
  • Attractive: Enhances the community.

Phase 1: Site Eligibility Assessment

Phase 2: Site Feasibility Analysis

Phase 3: Development Cost Assessment

Key considerations for a $60,000/lot target include:

  • Utility proximity.
  • Minimal grading needs.
  • Existing infrastructure.

Site Selection Priority Matrix

  • Essential Criteria: Within QCT, No flood hazard, Available utilities, Suitable soil conditions.
  • Cost-Effectiveness Factors: Minimal grading requirements, Existing road access, Utility connection proximity, No environmental remediation needed.

Recommendation

Create a scoring matrix for site selection to justify decisions to stakeholders.
