HUD Project-Based Vouchers lock in affordability.
Rent: $1,120/month (2-bed units per HUD Fair Market Rent for 48204)
Annual Gross Rent: $1,120 × 12 × 45 = $604,800/year
Operating Expenses: Estimated at 36% of income = $217,728/year

1,500 sq ft licensed daycare for up to 50 kids
1,500 sq ft for after-school, job readiness, and adult literacy (grant-supported)

Note: This revenue offsets utilities and maintenance. Teachers/programming paid through
nonprofit or school partnerships.
3. Solar Training & Navigation Center (3,000 sq ft)
